BNW Developments, in partnership with Wyndham Hotels & Resorts, has announced the signing of Dolce Residences Ras Al Khaimah, Al Marjan Island.
The project will mark the debut of the world’s first Dolce Residences by Wyndham, according to the developer. The boutique residential development will include 93 premium units and five retail spaces, with handover scheduled for the fourth quarter of 2028.
Located on Al Marjan Island in Ras Al Khaimah, the development is positioned around coastal living, hospitality-led services and design-led residences. The project adds to the growing branded residences pipeline on the island, which continues to attract hospitality and lifestyle brands.

The development has been designed to maximise views and maintain a strong connection with the surrounding coastal landscape. Its concept focuses on wellness, balance and everyday tranquillity, with a more intimate scale than larger resort-style residential projects.
Residents will also receive Wyndham-linked privileges, including a one-year complimentary Wyndham Rewards Platinum membership, preferred rates across Wyndham’s global hotel network and access to member offers and promotions.

Earlier this year, Skift reported that Wyndham was preparing to introduce Dolce and Vienna House branded residences on Al Marjan Island, reflecting the group’s wider push into residential living in the Gulf.
The signing comes as Al Marjan Island continues to build momentum as one of Ras Al Khaimah’s key residential, hospitality and investment destinations. For BNW Developments, the project expands its branded residences portfolio in the emirate and adds another boutique-scale development to the island’s growing pipeline.
