Dubai’s commercial property market is welcoming another office destination, this time within a larger community designed to bring workplaces, homes and everyday amenities closer together.
BEYOND Developments has unveiled The Yards Plaza, a commercial project comprising 272 offices across four interconnected blocks along Sheikh Mohammed Bin Zayed Road in City of Arabia.
The development marks BEYOND’s second commercial project in Dubai, following 31 Above in Dubai Maritime City, and introduces a workplace component to its wider AED4 billion The Yards masterplan.
Rather than operating as a standalone business tower, The Yards Plaza is designed to connect office spaces with retail, dining, landscaped areas and recreational facilities.
The project includes office spaces across four blocks, with commercial activity at the lower levels. The wider development concept places emphasis on walkability, outdoor areas and the relationship between workspaces and their surrounding neighbourhoods.
The project is expected to be completed in Q3 2029, adding a new commercial offering to Dubai’s expanding City of Arabia district.
The Yards was introduced in June 2026 as BEYOND’s first inland masterplan in Dubai.
Spanning approximately 2.3 million square feet of gross floor area, the wider development is planned to include 1,560 residential units, ranging from one- to three-bedroom apartments.
Its masterplan features a one-kilometre green spine, with approximately 70% of the development area dedicated to open landscaping.
The Yards Plaza introduces a commercial dimension to that residential setting, bringing office occupiers and businesses into a community planned around homes, green spaces and everyday services.
The launch reflects an emerging direction in Dubai’s commercial property sector, where workplace developments are increasingly being considered as part of broader mixed-use destinations.
With access to Sheikh Mohammed Bin Zayed Road and the surrounding growth corridor, The Yards Plaza is positioned to serve businesses looking beyond the emirate’s traditional central office districts.
The project also expands BEYOND’s commercial portfolio as developers explore how offices, retail and residential uses can complement one another within a single masterplanned environment.
