BEYOND Developments has unveiled The Yards, an AED 4 billion master-planned destination in City of Arabia, marking the developer's first inland masterplan in Dubai. Alongside the announcement, BEYOND simultaneously launched Arancia, the project's first residential cluster.
BEYOND was established in 2024 as a subsidiary of Omniyat, one of Dubai's most established luxury developers, known for landmarks such as One at Palm Jumeirah and the Dorchester Collection. The Yards represents a significant expansion of that legacy into community-scale development, moving beyond individual buildings into master-planned urban destinations.
Spanning 2.3 million square feet of gross floor area, The Yards will comprise 1,560 residential units across one- to three-bedroom apartments. The Mediterranean-inspired masterplan is designed around a one-kilometre green spine, with 70 per cent of its total area committed to open landscape. The development sits within City of Arabia, a 185-hectare master community in Dubailand, with direct access to Emirates Road and Sheikh Mohammed Bin Zayed Road, providing connectivity to key city districts. Access to Dubai International Airport is within 25 minutes and to Al Maktoum International Airport within 38 minutes.

Arancia, the masterplan's first residential cluster, offers 272 residences across three low-rise buildings spanning one-, two-, and three-bedroom typologies. Prices start from AED 1 million for one-bedroom units, AED 1.7 million for two-bedroom units, and AED 3 million for three-bedroom and above. The development is offered on a 40/60 payment plan with a 10% down payment, with handover scheduled for Q4 2029. The cluster is organised around a 4,200 square metre landscaped sunken garden, with 3,000 square metres of rooftop terraces and more than 2,000 square metres of retail and food and beverage space at ground level.
