The 7 million sq ft French-inspired waterfront destination marks BEYOND’s first expansion outside Dubai and its entry into Ras Al Khaimah

BEYOND Developments has unveiled EVERMORE, a new masterplanned waterfront destination on Marjan Beach in Ras Al Khaimah, marking the company’s first expansion beyond Dubai and the opening chapter of its 2026 growth strategy.
The project spans more than 7 million square feet of gross floor area, with a projected gross development value exceeding AED 25 billion. Positioned on a beachfront plot opposite Wynn Al Marjan Island, the masterplan forms part of the emirate’s emerging Beach District.
According to the developer, EVERMORE will integrate residential, hospitality and retail components within a pedestrian-focused layout. The scheme includes approximately 1 million sq ft of hospitality and branded residential offerings, alongside a festival and events plaza, F&B village, retail souks and a continuous beachfront promenade.
The masterplan allocates around 250,000 square metres to landscaped open spaces, anchored by a central botanical garden and linked to 3.5 kilometres of accessible beachfront. Shaded walkways, pedestrian bridges and wind-flow strategies have been incorporated to enhance walkability and year-round usability.
Mahdi Amjad, Founder and Executive Chairman of BEYOND Developments, said the project represents a defining milestone for the company and reflects its commitment to contributing to Ras Al Khaimah’s urban and tourism growth.
Abdulla Al Abdouli, Group CEO of Marjan, described EVERMORE as the second-largest masterplan within Marjan’s portfolio and a key addition to Marjan Beach’s evolution as a mixed-use coastal destination.
Architecturally, EVERMORE draws on French classical design principles, reinterpreted through contemporary forms. Cascading buildings are arranged to maximise sea and landscape views while maintaining privacy and daylight optimisation.
The development is positioned to align with Ras Al Khaimah Vision 2030 and the emirate’s broader strategy to strengthen its tourism, hospitality and real estate sectors.
