BCD Global has broken ground on its first development in Dubai South, its second boutique residential project in Dubai since the beginning of the year, as the developer makes a long-term bet on one of the city's fastest-growing corridors.
Construction commenced this week, marked by a Bhoomi Pooja ceremony to honour the land ahead of works beginning on site. The project will offer a mix of unit types targeting both investors and end-users, with LEED and WELL certifications targeted alongside Vastu alignment.
Amit Puri, CEO of BCD Global, said the district's scale and infrastructure set it on a distinct trajectory from established residential communities. "Dubai South represents a key focus area for us as we look at the future of our development pipeline. Its scale, infrastructure, and long-term vision align with how we think about building sustainable communities. We are building for people who want to stay in Dubai for the long term, and we see this as the beginning of a broader commitment to the district," he adds.
The timing of the launch coincides with strong market momentum in the district. Dubai South ranked first among Dubai's top five performing areas by transaction volume in March 2026, recording 922 sales worth AED 1.6 billion, according to DXBInteract. Yet despite leading on volume, the area continues to trade below the citywide median of AED 1,740 per square foot recorded in March 2026.
BCD Global argues the pricing gap reflects where Dubai South sits in its development cycle rather than its long-term potential. The district is one of the largest master-planned developments in the region, anchored by proximity to Al Maktoum International Airport. The developer anticipates a steady price re-rating over the next five to eight years as infrastructure is delivered and the population base grows, ultimately establishing an independent benchmark rather than tracking any single comparable community.
