Bayut has launched AI Search, a new AI-powered property search experience designed to make home discovery more conversational and intuitive for UAE property seekers.
The feature allows users to describe the kind of home they are looking for in natural language instead of relying only on traditional filters. For example, a user can search for a “two-bedroom apartment in Dubai Marina with a sea view under AED2 million” or a “family villa in Dubai Hills with a private garden and space for a home office.”
AI Search then interprets the combined requirements and surfaces relevant listings. Users can continue refining their search through follow-up prompts, adjusting preferred location, budget, property features or lifestyle requirements without starting the process again.
The tool is now available on Bayut, where the platform’s homepage also displays an AI search option alongside its existing property search filters.
Bayut said the feature is designed around the way people naturally think about their next home. While structured filters remain useful, property seekers often describe a home through lifestyle needs, priorities and compromises rather than through one field at a time.
Muneeb Farrukh, VP of Product at Bayut, said property search is deeply personal and that AI Search allows users to express their requirements more naturally.
“People do not necessarily think about their next home as a series of filters; they think about the lifestyle they want, the features that matter to them and the compromises they are willing to make,” he said.
He added that AI Search is part of Bayut’s broader technology journey, building on tools such as TruEstimate, BayutGPT and its property search experience through ChatGPT.
“Our focus is not on using AI for the sake of it, but on applying it purposefully to make property decisions simpler, more personalised and better informed,” Farrukh said.
AI Search joins Bayut’s wider ecosystem of digital property tools. Once users discover relevant homes, they can use Dubai Transactions to explore recorded sales activity and recent deals, access TruEstimate for property estimates and insights, and identify experienced agents through TruBroker.
Together, these tools are designed to support a more connected property journey, from early discovery to market research and agent selection.
The launch comes as AI adoption grows across the UAE real estate sector, with property portals, developers, brokers and PropTech companies increasingly using technology to improve search, valuation, transparency and customer decision-making.
For Bayut, AI Search expands the role of conversational technology within property discovery. For users, it offers a more flexible way to search for homes by describing needs in everyday language and refining those needs as the process evolves.
