Dubai-based boutique developer Atara Development has reported AED110 million in villa sales during the first half of 2026, driven by the successful sale of its Kaia and Haia residences on Pearl Jumeirah. According to the developer, the performance reflects growing demand among ultra-high-net-worth buyers for architecturally distinctive waterfront homes, with purchasers increasingly prioritising design quality, craftsmanship and exclusivity alongside location.

The company said the sales milestone contributes to a 90% sell-through rate across its residential portfolio, underscoring continued momentum in Dubai’s ultra-prime residential segment.

Pearl Jumeirah Remains Central to Growth Strategy

At the centre of Atara’s current portfolio is Isola, the developer’s flagship ready villa located on Pearl Jumeirah. The waterfront residence spans 15,154 sqft and forms part of a broader collection that includes Kaia, Haia, Marea and La Mer, all positioned within the island community. According to Atara, each residence is designed around a distinct architectural identity while remaining connected through a common design philosophy focused on luxury waterfront living.

Pearl Jumeirah continues to attract interest from buyers seeking limited-supply waterfront properties close to Dubai’s urban core, making it one of the emirate’s most exclusive residential addresses.

Buyers Prioritising Design and Exclusivity

Commenting on current market trends, Umid Bazarov, Chief Operating Officer of Atara Development, said buyer preferences are evolving beyond location-driven purchasing decisions.

“We’re seeing demand move beyond location alone. Buyers increasingly want homes with a clear architectural identity, exceptional craftsmanship and spaces that feel genuinely unique,” he said. According to the developer, its residential portfolio is structured around three design collections (Terra, Aqua and Gem), each representing a different interpretation of luxury living.

The Terra collection focuses on natural materials and a connection to landscape, while Aqua draws inspiration from water and coastal environments. Gem, meanwhile, emphasises craftsmanship, curated finishes and long-term value.

Flagship Villa Anchors Collection-Led Approach

Atara said Isola, its flagship ready villa, sits within the Terra Collection and has been designed around a mature Ghaf tree, incorporating natural materials including timber, terracotta and stone. The developer noted that the residence reflects its broader strategy of creating individually designed homes rather than replicating standardised villa formats across multiple developments.

With upcoming projects including Marea and La Mer, Atara said it remains focused on building a connected portfolio of luxury residences on Pearl Jumeirah, reinforcing the island’s position within Dubai’s ultra-prime residential market.

The sales performance highlights continued demand for highly differentiated luxury residential products within Dubai’s ultra-prime market. While waterfront locations remain a major draw, developers are increasingly competing on architecture, design identity and exclusivity as affluent buyers become more selective. For communities such as Pearl Jumeirah, where land availability remains limited, the focus on collection-led, bespoke residences reflects a broader shift towards curated luxury offerings designed to appeal to long-term end users and global wealth investors.
