The GCC's first Sheraton-branded residential project is progressing through shoring, piling and foundation works, with Atara refining the development to 168 fully furnished one- and two-bedroom residences.

Atara Development is advancing construction on The Residences at Sheraton Al Marjan Island Resort in Ras Al Khaimah, while introducing an updated residential mix for the beachfront branded development.
Construction is progressing across shoring, piling and foundation works, as the project moves into its next phase following the start of site activity earlier this year.
The development will now comprise 168 fully furnished Sheraton-branded residences, with a more focused collection of premium and luxury one- and two-bedroom homes.
One-bedroom residences will range from approximately 700 to 950 sq ft, while two-bedroom units will span around 1,150 to 1,380 sq ft.
Atara said the revised unit mix is designed to provide buyers with a wider selection of layouts and sizes while maintaining the project's positioning within Al Marjan Island's growing premium residential market.
The development is positioned as the first Sheraton-branded residences in the GCC and is being developed in collaboration with Marriott International.
Residents will have access to direct beachfront facilities, a private beach, resort-style amenities, rooftop lifestyle spaces, wellness facilities and hotel-style services.
Completion is currently targeted for Q3 2028.
Atara recently showcased the updated project to Dubai's real estate community at the DPS Property Exhibition Centre, where Chief Operating Officer Umid Bazarov presented the revised residential offering and its positioning within the Ras Al Khaimah market.
Khaled Assaf, Commercial Director at Marjan, also highlighted Ras Al Khaimah's expanding tourism and hospitality ecosystem and the growing level of investor interest in Al Marjan Island.
The island has attracted a growing pipeline of hospitality and branded residential developments, supported by new infrastructure and major tourism projects including Wynn Al Marjan Island.
