Before new communities can rise above ground, an enormous amount of work has to happen underneath and around them.

Across Sharjah, that groundwork has now started at 11 residential, commercial and industrial land projects being developed by ASAS Real Estate, the property arm of Sharjah Islamic Bank.

The infrastructure programme covers internal roads, electricity, water and telecommunications networks, as well as street lighting, preparing the sites for subsequent stages of construction and development.

The works are being undertaken in coordination with relevant Sharjah government entities and according to approved technical and quality requirements.

Eleven Sites Move Forward

The scale of the programme extends across different parts of Sharjah and several property categories.

Residential and commercial developments covered by the infrastructure works include Al Dabdabah South, Al Dabdabah North, Hooshi, Al Belaida Phases Two and Three, Al Rowaidat and Al Metraq.

Industrial and commercial projects include Al Qasimia Phase Four and Al Sajaa.

ASAS is also bringing infrastructure to two of its newer developments: Muhadhab, which combines residential and commercial uses, and Logistics City, which is designated for commercial and industrial activity.

That mix makes the programme relevant beyond Sharjah’s housing market.

Preparing commercial, industrial and logistics land alongside residential sites supports a broader development ecosystem in which new homes, businesses and employment activity can grow together.

Building What Comes Before the Buildings

Infrastructure announcements may attract less attention than architectural renders or residential launches, but they often mark one of the most consequential stages of development.

Roads and utility networks determine whether land can progress from plotted sites towards functioning neighbourhoods and commercial districts.

ASAS General Manager Aamir Al Zarooni said providing the necessary services and networks creates a foundation for construction and investment, with work expected to proceed according to approved timelines.

The locations of the developments also connect them with major routes across Sharjah and towards neighbouring emirates.

For Sharjah’s property market, the programme therefore represents something quite tangible: 11 sites moving another step closer from land development towards usable real estate.

And as the emirate continues to expand its residential, commercial and industrial footprint, the infrastructure now going into the ground will determine what can eventually rise above it.
