The project marks the start of construction on Ardee’s first development within its Al Marjan Island masterplan, with completion targeted for 2028

UAE-based real estate developer Ardee has broken ground on the AED 2 billion Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, marking the formal start of site works.
Piling works are now underway across the development, which spans approximately 1.2 million square feet of gross floor area and includes both residential and hotel components. According to the developer, piling is expected to be completed by April 2026, after which main construction activities will begin.
Project Snapshot
The project is the first development within Ardee’s 5.6 million square foot masterplan on Al Marjan Island. Once completed, it will comprise 519 branded residences and townhouses, four sea villas, and a 250-key hotel operating under the Fairmont brand. Completion is targeted for 2028.

The development will include residential and hotel amenities and will be integrated within the wider Al Marjan Island waterfront district.
Representatives from Ardee, Marjan, and Fairmont confirmed the project forms part of Ras Al Khaimah’s ongoing expansion of residential and hospitality developments on Al Marjan Island, which has seen increased investment activity in recent years.
