Bahrain-based alternative investment firm Arcapita Group Holdings has announced plans to invest an additional $1.5 billion in industrial and logistics real estate across the Gulf Cooperation Council (GCC) over the next 24 months. The proposed investment will focus on developing and acquiring modern logistics facilities as regional demand for industrial infrastructure continues to evolve.

The announcement, made during Gateway Gulf 2026 in Bahrain, builds on Arcapita's existing portfolio of more than $2 billion in industrial and logistics real estate assets under management.

The investment strategy follows significant activity in Dubai's Jebel Ali Free Zone (Jafza). During 2026, Arcapita completed a 30,000-square-metre purpose-built logistics facility for international transport company DSV and began construction of a further 20,000-square-metre Grade A logistics centre for DP World.

These projects demonstrate the UAE's role within Arcapita's regional investment strategy, particularly as businesses seek modern warehousing and distribution facilities close to established trade corridors.

Dubai Projects Strengthen Regional Logistics Portfolio

The completed DSV facility in Jafza provides purpose-built warehousing capacity designed to support the logistics company's regional and international operations.

Arcapita's second Jafza project, being developed through its real estate platform Lintara Properties, will be operated by DP World upon completion.

The 20,000-square-metre development is expected to be completed in the first quarter of 2027. Its planned features include high-clearance storage, temperature-controlled areas, dedicated facilities for dangerous goods and supporting office accommodation.

The project is intended to strengthen DP World's integrated supply chain operations and expand the availability of modern logistics infrastructure within Jafza.

Investment Focuses on Purpose-Built Facilities

Arcapita's proposed $1.5 billion programme will prioritise high-quality industrial and logistics assets across major GCC markets.

A central element of the strategy is build-to-suit development, where facilities are designed around the operational requirements of specific occupiers.

Such projects can accommodate specialised storage, distribution and manufacturing needs that conventional warehouses may not fully address.

Hisham Al Raee, Chief Executive Officer of Arcapita, said the company sees long-term investment opportunities as GCC economies expand their industrial sectors and strengthen infrastructure and supply chains.

The investment programme remains a forward-looking commitment, with individual acquisitions and developments subject to implementation over the planned two-year period.

Lintara to Lead Property Development

Launched in October 2025, Lintara Properties is Arcapita's dedicated industrial and logistics development and asset management platform.

It oversees more than $2 billion in assets and manages approximately 6.6 million square feet across 32 properties in the UAE, Saudi Arabia and Bahrain.

The platform will play a central role in identifying, developing and managing assets under the proposed regional investment programme.

Arcapita has also commenced construction of the 1.4 million-square-metre ASMO logistics hub at King Salman Energy Park in Saudi Arabia, extending its development activity beyond the UAE.

Demand for Modern Warehousing Drives Investment

Isa Al Khalifa, Managing Director and Head of MENA Real Estate at Arcapita and Chief Executive Officer of Lintara Properties, highlighted increasing demand for industrial facilities capable of supporting more resilient regional supply chains.

The company believes the availability of modern, institutional-quality logistics assets remains limited in parts of the GCC, creating opportunities for purpose-built development.

For the UAE, Arcapita's expansion plans reinforce the importance of established logistics destinations such as Jafza, where connectivity to ports, transport networks and regional markets continues to attract industrial occupiers.

The proposed investment could contribute to the development of additional specialised facilities across the Gulf, although the company has not announced a country-by-country allocation of the $1.5 billion programme.
