UAE-based master developer Arada has announced the establishment of Arada KSA, a new real estate development company created to deliver large-scale residential communities across Saudi Arabia.

Launched on October 20, 2026, the company has been established in strategic partnership with XTOPIA, a regional developer specialising in integrated communities and mixed-use destinations.

The partnership provides Arada KSA with access to a land bank spanning approximately 10 million square metres, valued at AED49 billion, across key locations in Riyadh, Jeddah and Makkah.

The expansion marks Arada's formal entry into the Saudi property market and supports its strategy of developing integrated residential destinations across international markets.

New Partnership Establishes Saudi Development Platform

Mohammed AlDhabaan, Chairman of XTOPIA, has been appointed Chairman of Arada KSA.

His appointment reflects the role of local market expertise in the company's establishment and its plans to develop residential communities across the Kingdom.

AlDhabaan described the launch as an important step towards delivering large-scale developments that respond to Saudi Arabia's housing requirements.

He highlighted the combination of Arada's experience in master-planned communities and XTOPIA's understanding of the Saudi market as a foundation for the company's long-term development strategy.

AED14 Billion Residential Community Planned in Riyadh

Arada KSA has also announced its first project, an integrated residential masterplan valued at approximately AED14 billion in the Al Rimal district of north-eastern Riyadh.

The development will occupy a site of approximately 2.5 million square metres and is planned to include around 3,500 villas and townhouses.

The masterplan incorporates approximately 100,000 trees, alongside a range of community amenities.

Planned facilities include a school, retail outlets, a community centre and sporting spaces, creating a residential environment with access to everyday services.

The development will be planned in coordination with relevant government authorities to align with Saudi Arabia's housing and urban development priorities.

Construction and Sales Targeted for 2027

The Al Rimal development will be financed through an investment structure regulated by Saudi Arabia's Capital Market Authority and managed by a licensed financial company.

According to Arada, onsite construction and property sales are both scheduled to begin in 2027.

The project supports the objectives of Saudi Arabia's Vision 2030 Quality of Life Programme, which seeks to improve urban living standards and develop more attractive residential environments.

Its extensive landscaping plans also align with Riyadh's wider emphasis on green infrastructure and liveable neighbourhoods.

Arada Expands Its International Development Portfolio

The launch of Arada KSA represents another milestone in the developer's international growth.

Arada reports a global project pipeline valued at approximately AED185 billion across five markets: the UAE, Saudi Arabia, the United Kingdom, Australia and Syria.

Its portfolio comprises more than 70,000 planned homes, with approximately 17,000 completed to date.

The Saudi expansion adds a significant land portfolio to the company's development pipeline and establishes a platform for future residential projects in major cities across the Kingdom.

Supporting Saudi Arabia's Housing Development

The establishment of Arada KSA comes as Saudi Arabia continues to invest in housing, infrastructure and integrated urban communities under Vision 2030.

Through its partnership with XTOPIA, Arada intends to combine international development expertise with local market knowledge to deliver residential projects suited to the Kingdom's long-term growth priorities.

The planned Al Rimal community will serve as the company's first major development in Saudi Arabia, with construction and sales expected to commence in 2027.

As the new company advances its development pipeline, Arada KSA is positioned to contribute to the expansion of master-planned residential communities across the Saudi market.
