AMIS Development has recorded AED300 million in pre-launch sales for the six signature mansions at Jacob & Co.’s Fleurs de Jardin in Meydan District 11, less than a month after breaking ground on the development.

According to the developer, the ultra-exclusive mansions were not publicly released or marketed through a conventional sales campaign. Instead, the residences were offered through private requests to a select group of ultra-high-net-worth buyers and were fully reserved ahead of the project’s official launch later this year.

The six mansions represent the highest-value residences within Fleurs de Jardin, a branded villa and mansion community developed by AMIS in collaboration with Jacob & Co.

The sell-out reflects continued demand for rare, branded and low-density luxury homes in Dubai, particularly among buyers looking for exclusivity, design pedigree and visible construction progress.

Neeraj Mishra, Founder and CEO of AMIS Development, said the milestone reflects the confidence global luxury buyers continue to place in Dubai and in developers with a clear delivery track record.

“This milestone is about far more than the sale of six exceptional residences. It reflects the confidence that today’s global luxury buyers continue to place their trust in Dubai and in developers like us, who consistently deliver on our commitments,” he said.

He added that ultra-high-net-worth buyers are now looking beyond prestige alone and seeking certainty around execution, quality and delivery.

Each signature mansion is set on a private plot of more than 9,100 square feet and spans over 17,000 square feet across four levels. The homes include six en-suite bedrooms, dedicated staff quarters, private elevators and a sculptural staircase positioned as the architectural centrepiece of each residence.

The mansions also feature expansive basements of more than 5,800 square feet, with private cinemas, golf simulators, fitness studios and secure parking with direct access into the residence.

Designed as private estates within the gated community, each mansion includes an infinity pool, outdoor fireplace and dedicated yoga and meditation courtyard. A private spa and wellness lounge will be reserved exclusively for the six mansion owners.

The wider Fleurs de Jardin community will include 19 villas and six mansions, making it one of the most limited branded residential developments in Meydan. The project is named after one of Jacob & Co.’s signature timepiece collections and extends the brand’s design language into residential architecture and interiors.

Community amenities include a clubhouse, fitness studio, community lagoon, landscaped gardens, walkways, children’s play area and 24-hour gated security.

The project is already under construction following its June groundbreaking. Earlier project information describes Fleurs de Jardin as a limited 25-home gated community in Meydan District 11, created in collaboration with Jacob & Co. and centred on branded ultra-luxury villas and mansions.

For AMIS Development, the mansion sell-out reinforces its development-first strategy. The company said its portfolio has grown to more than AED2 billion in gross development value across six projects in under two years, supported by a fully funded, debt-free business model.

Construction is progressing at Fleurs de Jardin, while AMIS’ Woodland Residences in District 11 is on track for handover.

The sell-out adds another signal of strength in Dubai’s ultra-prime residential segment, where scarcity, branded design and execution certainty continue to influence buyer decisions at the top end of the market.
