Alyakka Delivers 71-Unit Waha Living in Jumeirah Garden City

Alyakka Developers has handed over Waha Living, its first freehold residential development in Dubai’s Jumeirah Garden City.

The AED110 million project comprises 71 residences, including studios, one-bedroom and two-bedroom apartments with private balconies. According to the developer, the project was delivered on schedule and is already approximately 70 percent occupied.

Located between Sheikh Zayed Road and a landscaped public park, Waha Living is positioned as a centrally connected residential address offering access to Downtown Dubai, DIFC, City Walk, Dubai Metro and other key parts of the city.

The eight-storey development includes a swimming pool, children’s pool, gymnasium, elevated gardens, sun deck, viewing deck, children’s play area and outdoor recreational spaces.

The handover marks a milestone for Alyakka Developers, the dedicated freehold development arm of SBK Group. The company said its model is based on a “build-first” approach, where projects are launched for sale only after construction has crossed significant progress milestones.

Sheikh Suhail Bin Khalifa Saeed Al Maktoum, Founder of Alyakka Developers, said the company’s approach is focused on giving buyers greater confidence before purchase.

“Our philosophy is simple: build first, sell later. Having developed and managed homes across Dubai for a generation, we know that quality is proven on site, not promised on paper,” he said.

He added that launching projects only after significant construction progress helps shorten delivery timelines, improve buyer confidence and ensure homes reflect the quality standards associated with SBK Group.

The developer said the approach appeals to both investors seeking off-plan upside with reduced delivery risk and end-users looking for homes they can move into sooner.

Waha Living also reflects growing activity in Jumeirah Garden City, a central Dubai neighbourhood that has seen increasing interest from boutique residential developers due to its connectivity, urban setting and proximity to business and lifestyle destinations.

Following the delivery of Waha Living, Alyakka Developers is preparing to hand over Ryah Living later this year, with the structure already 100 percent complete. The company is also expanding into Dubai South with Zura Residences, located near Al Maktoum International Airport.

The completion of Waha Living adds another delivered boutique residential project to Dubai’s central housing market at a time when buyers are placing greater focus on construction progress, delivery certainty and developer track record.
