Alef Group has announced the complete sell-out of Phase One of its Linar waterfront development in Al Mamzar, Sharjah. The first phase comprised Towers A, B and C, with the developer now launching Towers D and E following strong buyer demand.

Located on Al Mamzar Corniche, Linar occupies one of the last remaining waterfront residential sites in the area, offering more than 300 metres of waterfront frontage. According to Alef Group, the project has attracted a broad mix of buyers, including end-users, international investors, business executives and frequent travellers.

The sales milestone comes as Sharjah continues to invest in infrastructure aimed at improving regional connectivity. Earlier this year, His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, announced an AED 750 million road and tunnel project designed to improve access between Sharjah and Dubai.

Linar also benefits from its location within easy reach of both Dubai International Airport and Sharjah International Airport, adding to its appeal for residents seeking connectivity alongside waterfront living.

Sharjah's property market has maintained strong momentum in 2026, with real estate transactions reaching a record AED 18.5 billion during the first quarter, providing further support for demand across new residential developments.

Commenting on the milestone, Raed Kajoor Al Nuaimi, CEO of Alef Group, said, "The successful sell-out of Phase One demonstrates increasing market appetite for waterfront communities that combine quality living, connectivity and long-term value, and also underscores the confidence end-use buyers and investors continue to show in Alef Group and Sharjah's evolving real estate market."

He added that the launch of Towers D and E marks the next stage of the development as the company continues expanding its residential offering.

Demand for well-connected waterfront communities continues to strengthen across the UAE, with buyers increasingly prioritising location, accessibility and long-term investment potential. The rapid take-up at Linar highlights how infrastructure investment and premium coastal developments are reinforcing Sharjah's position as an increasingly competitive residential market alongside Dubai.
