Alef Group has launched Seef Residences, an AED1.2 billion waterfront development in Al Khan, Sharjah, featuring 862 homes across five residential buildings, direct beach access and a range of leisure amenities.

Sharjah-based developer Alef Group has launched Seef Residences, an AED1.2 billion waterfront residential project in Al Khan, expanding its portfolio of integrated communities in the emirate.
Unveiled on October 20, 2026, at Al Jawaher Reception and Convention Centre, the development will comprise 862 residential units across five buildings.
The project will offer one-, two-, three- and four-bedroom residences, alongside a limited collection of penthouses. Completion is scheduled for September 30, 2030.
Seef Residences will occupy approximately 30,287 square metres of land in a peninsula setting overlooking Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf.
The development will feature approximately 100 metres of direct beach frontage, 150 metres of canal waterfront and 125 metres along Al Khan Lagoon.
Three of the five residential buildings will directly face the beach, while the remaining two will be elevated above a three-level podium.
The masterplan incorporates landscaped outdoor spaces, leisure facilities and a publicly accessible waterfront promenade.
Approximately 1,500 square metres of retail and food and beverage space will also be integrated into the development.
Seef Residences has been designed around a coastal architectural concept that draws inspiration from Sharjah's waterfront setting and architectural heritage.
The buildings will feature contemporary design elements, horizontal balcony bands and subtle Neo-Art Deco influences.
Residents will have access to a range of amenities, including swimming pools, landscaped gardens, a gym, a yoga deck and children's recreational facilities.
Additional features will include pool cabanas, majlis seating, a sensory garden, a youth activity centre and communal dining spaces.
The project is intended to combine private residential accommodation with shared leisure and community facilities.
Launch prices for one-bedroom residences start at AED895,000, while two-bedroom homes are priced from AED1.295 million.
Three-bedroom residences start at AED2.195 million.
The project's Al Khan location provides access to nearby education, healthcare and leisure destinations, including Al Khan Beach Park and Al Khan Lagoon.
According to the developer, the Dubai border is approximately 10 to 15 minutes away, while Sharjah International Airport can be reached in around 22 to 25 minutes, depending on traffic conditions.
The development is also expected to benefit from ongoing improvements to transport infrastructure connecting Sharjah and Dubai.
Raed Kajoor Al Nuaimi, CEO of Alef Group, said the developer remains focused on creating residential communities that respond to evolving buyer requirements.
He highlighted the importance of everyday convenience, accessible amenities and integrated community planning in shaping residential developments.
The launch comes as Sharjah continues to record property market activity.
According to the Sharjah Real Estate Registration Department, the emirate registered AED46.8 billion in real estate transactions during the first nine months of 2026, an increase of 5.6% compared with the corresponding period in 2025.
