Aldar Unveils 778-Home Sei Saadiyat in Saadiyat Cultural District

Aldar has unveiled Sei Saadiyat, a new residential development comprising 778 homes across six buildings in Abu Dhabi's Saadiyat Cultural District.

The first phase will introduce 265 residences across two buildings, with sales scheduled to begin on September 16, 2026. The development will offer one-, two- and three-bedroom apartments alongside two-bedroom lofts.

The project has been designed around concepts of wellness, nature and restorative living. Its name, "Sei", draws from the Japanese concept of stillness and calm, which Aldar said will be reflected throughout the development's architecture, interiors and shared spaces.

Aldar Introduces New Loft-Style Residences

Sei Saadiyat will also introduce a new loft-style residential format to Aldar's portfolio.

The two-bedroom lofts will feature double-height, open-plan living areas, elevated bedrooms overlooking the principal living space, large windows and flexible areas that can be used for working from home.

Interiors will combine stone, wood and textured plaster, with natural variations in material and tone used to create a more understated residential environment.

The six buildings will feature varying heights, with selected residences on the upper floors offering views across Saadiyat Cultural District, including Guggenheim Abu Dhabi, as well as the Arabian Gulf and Abu Dhabi skyline.

Wellness Forms Core of Sei Saadiyat

Wellness-focused amenities will include garden-based hot and cold pools, a Zen garden and serenity pool, outdoor yoga decks, three indoor gyms, outdoor fitness areas and sports courts.

A specialist clinic focused on health, physiotherapy and recovery will also form part of the development.

Additional facilities will include a library and gaming lounge, cinema rooms, co-working areas, an indoor children's club and outdoor play spaces. Landscaped courtyards between the buildings will incorporate walking routes, planting, artworks and spaces designed for relaxation.

Retail and food and beverage outlets are also planned within the development.

Located at the Heart of Saadiyat Cultural District

Sei Saadiyat will sit close to several of Abu Dhabi's major cultural institutions, including Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi and teamLab Phenomena Abu Dhabi.

Residents will also have access to nearby destinations including Saadiyat Grove, Mamsha Beach and the recently announced Marsa Al Saadiyat.

The development is targeting an Estidama Pearl 3 rating and will incorporate smart community features and provisions for electric vehicles as part of Aldar's sustainability strategy.

The launch further expands Aldar's residential pipeline on Saadiyat Island as the developer continues to build out the district surrounding Abu Dhabi's growing cluster of cultural, leisure and lifestyle destinations.
