Aldar and Mubadala Investment Company have jointly acquired Masdar City Square for AED 918 million ($250 million), expanding their portfolio of income-generating real estate assets in Abu Dhabi’s Masdar City.
The acquisition was completed through the Aldar-Mubadala joint venture established in 2024, taking the value of its commercial and residential portfolio within Masdar City to approximately AED 4.7 billion.
Masdar City Square comprises more than 47,000 sqm of net leasable space across seven office buildings.
Completed in the first quarter of 2026, the development is already 99% occupied, with tenants including TAQA, the Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
The asset strengthens the joint venture’s exposure to demand from organisations operating across clean energy, artificial intelligence, education and advanced research.
Talal Al Dhiyebi, Group CEO of Aldar, said continued investment in future-focused industries in Abu Dhabi is attracting companies, institutions and talent, supporting demand for high-quality commercial property.
The deal follows earlier investments by the joint venture, including 17 assets within the Masdar City Green REIT and the acquisition of The Link at Masdar City, which completed in the first quarter of 2026.
Following the latest transaction, the portfolio spans more than 158,000 sqm of net leasable commercial space, with tenants including IRENA, Masdar, Siemens, G42 and the UAE Space Agency. Its weighted average unexpired lease term stands at approximately 5.2 years.
The portfolio also contains more than 1,400 residential units, all of which are occupied.
Masdar City Square has been designed to achieve LEED Platinum and WELL Gold certifications, incorporating solar photovoltaic systems and passive cooling techniques.
The complex also includes a net-zero energy headquarters building, currently occupied by Abu Dhabi’s Department of Energy.
Located near Zayed International Airport with access to major road links between Abu Dhabi and Dubai, the acquisition strengthens Aldar and Mubadala’s position within one of Abu Dhabi’s principal sustainable business districts.
The transaction also reflects growing institutional demand for completed, highly occupied commercial assets in Abu Dhabi as the emirate expands its technology, clean-energy and knowledge-economy sectors.
