Aldar Launches The Orchids, a Limited Collection of Family Homes at Yas Acres

Aldar has launched The Orchids at Yas Acres, a new gated residential community on Yas Island designed for modern family living, set within the already established Yas Acres masterplan. The development comprises 217 homes, including two- and three-bedroom townhouses and three-, four-, and five-bedroom villas.

Yas Acres is a well-established community recognised for its family-friendly lifestyle and elevated amenities. The community has achieved a Net Promoter Score of +49 for living experience, a score considered to be in the excellent range, with residents citing safety, greenery, and a strong sense of community as key reasons for recommending it to others. The Orchids will benefit from the wider Yas Acres masterplan, including the Yas Acres Golf and Country Club, which has anchored the community's lifestyle offering since opening in 2021, along with proximity to international schools.

Residents of The Orchids will also have access to Yas Island's broader entertainment and leisure ecosystem, including Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, SeaWorld Abu Dhabi, Yas Mall, Yas Links, and Yas Marina Circuit, with the upcoming Disney Abu Dhabi and Sphere Abu Dhabi expected to further expand the entertainment offering in the area.

At the centre of the new development is a 500 square metre community club featuring a gym, multipurpose hall, and shared resident spaces, complemented by a central park, separate kids' and adult swimming pools, sports courts, and landscaped green and shaded outdoor areas.

Townhouses at The Orchids will be available for sale from 24 June 2026, with a limited number of villas to be released in a future phase.

The Orchids is worth noting for what it signals about how demand is being read on Yas Island. Rather than opening a new masterplan, Aldar has chosen to extend an established community with a measurable track record.

The decision also reflects a wider pattern in the UAE's family housing segment. Land within established, amenity-rich communities is increasingly limited, and extensions of proven locations are becoming a more common way for developers to meet demand without the multi-year runway a new masterplan requires.

For Yas Island specifically, the timing intersects with the area's expanding entertainment pipeline. Disney Abu Dhabi and Sphere Abu Dhabi remain years from completion, but their presence adds to the case for sustained residential interest in the surrounding communities over time.
