Aldar Launches The Canopies at Yas Point

Aldar has launched The Canopies, the first residential community at Yas Point, its recently announced AED 6 billion waterfront destination on the northern shore of Yas Island in Abu Dhabi. Sales for the development are scheduled to commence on July 29. 

The Canopies comprises 592 apartments across six mid-rise buildings, offering a mix of studios and one-, two- and three-bedroom homes. The development introduces a park-centred residential concept designed to strengthen the connection between indoor and outdoor living through private outdoor spaces and landscaped surroundings. 

The community will feature more than 10,000 square metres of landscaped open space, including shaded pathways, gardens, outdoor wellness areas and social spaces. Residents will also have access to two resort-style swimming pools with children's splash pads, two fully equipped gyms, integrated retail and F&B outlets, and The Canopy Club, a dedicated residents' hub featuring co-working spaces, multipurpose rooms, fitness facilities, yoga and tai chi areas, children's play spaces, and outdoor dining and BBQ facilities. 

Located within walking distance of a 700-metre waterfront promenade, The Canopies will provide residents with access to dining, retail, public parks and the first beach on the northern side of Yas Island. The wider Yas Point masterplan integrates waterfront living with hospitality, retail, leisure and education, creating a mixed-use destination connected to Yas Island's established entertainment and lifestyle offering. 

The development is situated close to several of Yas Island's major attractions, including Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld, Yas Links Abu Dhabi and Yas Marina Circuit. The upcoming Disney Abu Dhabi and Sphere Abu Dhabi are also expected to further strengthen the destination's long-term appeal. The project also offers convenient connectivity to Zayed International Airport, Abu Dhabi city and Dubai via the E11 highway. 

The wider development is planned around approximately 1,600 homes, including apartments, villas and branded residences, alongside public parks, waterfront promenades and community amenities.

The Canopies marks the first residential release within the masterplan and reflects the continued expansion of Abu Dhabi's integrated waterfront communities. As developers continue to introduce mixed-use destinations that combine residential, leisure and lifestyle offerings, projects such as Yas Point are expected to contribute to the capital's growing portfolio of master-planned developments targeting both end-users and investors.
