The first residential release at Yas Point attracted strong demand from first-time Aldar buyers, with expatriate residents and overseas investors accounting for 60% of sales.

Aldar has generated AED 1.5 billion in sales during the launch of The Canopies, the first residential community at Yas Point, its new waterfront destination on the northern shore of Yas Island. The sales performance reflects continued demand for waterfront homes and sustained momentum in Abu Dhabi’s residential real estate market.
The Canopies comprises a six-building apartment community and marks the first residential release within the Yas Point masterplan. According to Aldar, 84% of buyers were first-time Aldar customers, drawn by the development’s waterfront setting, park-centred design and proximity to Yas Island’s lifestyle and entertainment attractions.
UAE nationals accounted for 40% of buyers, while expatriate residents and overseas buyers represented 60% of total sales. Buyers from the United Kingdom, India and Egypt ranked among the highest by sales volume. Women accounted for 32% of purchases, while men represented 68%, and 47% of all buyers were under the age of 45, reflecting strong interest from younger purchasers.
Following the successful launch of The Canopies, Aldar said it plans to introduce additional residential offerings within the Yas Point masterplan during the second half of 2026, providing more opportunities for buyers to own homes within the integrated waterfront destination.
The Yas Point development is planned as a mixed-use waterfront community featuring a five-star resort hotel, branded residences, an international school, retail, dining and leisure offerings, while benefiting from direct access to Yas Island’s wider entertainment ecosystem. Residents will also be located close to major attractions including Yas Mall, SeaWorld Abu Dhabi, Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld, Yas Links Abu Dhabi and Yas Marina Circuit, with Disney Abu Dhabi and Sphere Abu Dhabi expected to further enhance the island’s appeal.
