The Unexpected Al Marjan Island Hotel & Residences has reached a major construction milestone, with Almal Real Estate Development completing the project’s entire superstructure and concrete works.
The development has officially topped out following the casting of the final upper roof slab above its restaurant and wellness facilities.
Completion of the principal concrete structure moves the project from major structural construction into its next delivery phase.
Construction activity is now increasingly focused on façade and glazing works, MEP installations, internal partitions and interior fit-out, with work progressing simultaneously across multiple levels.
Overall construction has also moved well beyond 50%, compared with the 42% progress officially recorded by RERA in July 2026.
“For us, the most important story is delivery. Moving well beyond 50% construction progress and completing the superstructure are significant milestones and step forward to prepare for the operational phase,” said Dmitriy Starovoitov, Founder of Almal Real Estate Development.
Located on Al Marjan Island in Ras Al Khaimah, The Unexpected is a 422-unit hotel and residential development that will be operated by Palladium Hotel Group under The Unexpected Hotels & Residences brand.
Its hospitality concept incorporates dining, rooftop and beach club experiences alongside its residential and hotel components.
Mohammed Khader, Chief Operating Officer at Almal Real Estate Development, described completion of the superstructure as a defining point for the project as façade, MEP and interior works advance together.
The construction milestone arrives as Al Marjan Island continues to develop its residential and hospitality offering, with multiple projects and infrastructure investments progressing across the Ras Al Khaimah destination.
Almal is also planning a gathering with project partners, investors, media and stakeholders in early December to formally mark the topping-out milestone and other project achievements.
With the structural phase complete, attention now shifts to the building systems, façade and interiors that will take The Unexpected towards its next stage of delivery.
