Al-Futtaim Contracting awarded contract for 142 ultra-luxury villas at H&H's Eden Hills Dubai

Al-Futtaim Contracting has been awarded the main construction contract for 142 ultra-luxury villas at Eden Hills, the landmark residential development by H&H, further strengthening its presence in Dubai's high-value residential construction sector.

Scheduled for completion in 2028, the development comprises four bespoke five-bedroom villa typologies, named Vera, Mira, Maia, and Bella, with architecture designed by Loci and interiors curated by Studio M. Al-Futtaim Contracting has been appointed as the main contractor responsible for delivering these villas across the development.

The agreement was signed in the presence of Shahab Lutfi, Chairman of H&H, Miltos Bosinis, CEO of H&H, and Murali S, Managing Director of Al-Futtaim Contracting.

THE STRATEGIC DIMENSIONS OF THE CONTRACT

The Eden Hills appointment is significant for what it confirms about both parties' market positioning.

For Al-Futtaim Contracting, the mandate adds materially to a portfolio that already spans more than five decades of UAE construction delivery. The company operates as a fully integrated, end-to-end specialist division of Al-Futtaim Real Estate, with capabilities across construction, engineering, technologies, and facilities management. Securing the 142-villa Eden Hills mandate positions Al-Futtaim Contracting firmly within Dubai's ultra-luxury residential delivery pipeline at a moment when high-end villa demand is structurally strong.

For H&H Development, the appointment formalises construction partnership for one of its most ambitious projects. H&H has built a reputation for design-led residential development, and the Eden Hills appointment strengthens the delivery infrastructure behind the developer's accelerated handover schedule.

Murali S, Managing Director of Al-Futtaim Contracting, characterised Eden Hills as a new benchmark for ultra-luxury residential living in Dubai, combining design, nature-led planning, and quality standards, and framed the partnership with H&H as a reflection of the continued evolution of Dubai's premium real estate market.

Shahab Lutfi, Chairman of H&H, framed the appointment as part of a wider effort to work with partners that share the developer's vision for quality, innovation, and execution excellence, positioning Eden Hills as a community designed to redefine upscale living through thoughtful architecture, expansive green spaces, and a strong connection to nature.

THE DESIGN TEAM

The Loci and Studio M appointments are editorially worth flagging. Architecture by Loci and interiors by Studio M position Eden Hills within Dubai's growing pool of design-led, low-density luxury villa developments, a category where finish quality, architectural distinctiveness, and interior detailing are the defining competitive differentiators. With Al-Futtaim Contracting executing on that design vision through 2028, the development brings together a triumvirate of specialist contributors at a tier where the cost of execution failure is high and the upside of execution excellence is equally significant.

IMPLICATIONS FOR THE WIDER SECTOR

For developers, contractors, FM operators, and brokers operating in Dubai's ultra-luxury residential market, three implications stand out from the Eden Hills appointment.

First, established contracting groups with full integrated capability, design, MEP, fire, elevators, technology, FM, are increasingly the preferred partners for ultra-luxury villa developments where buyer expectations on finish quality are at their highest. The Al-Futtaim Contracting model fits this brief precisely.

Second, the multi-phase nature of large luxury villa communities like Eden Hills (327 villas in total across the master community, of which 142 fall under this Al-Futtaim contract) creates a layered delivery pipeline that typically spans multiple contractor mandates and multiple handover windows, extending the FM and community management implications across several years.

Third, the 2028 completion timeline for these 142 villas places them in the next major handover cluster for Dubai's prime villa community management portfolio, with FM and OA management implications beginning to materialise from 2027 onwards.
