Dubai-based developer AHS Properties has announced plans to launch AHS Twin Towers, a $1.3 billion commercial development on Sheikh Zayed Road, following its AED1.1 billion acquisition of the Shangri-La Dubai property.
The project will involve a substantial transformation of the existing hotel property into a Grade A office destination, adding to the developer's growing commercial real estate portfolio.
The redevelopment is intended to introduce modern office environments and integrated business amenities at an established address along one of Dubai's principal commercial corridors.
AHS Twin Towers will be developed at the site of Shangri-La Dubai, which AHS Properties acquired for AED1.1 billion.
The redevelopment will introduce a new architectural identity for the property, with international architecture firm Gensler responsible for the design.
Interior design will be undertaken by AHS Atelier, the developer's in-house design studio.
According to the company, the development will comprise a ground floor and 50 additional floors, with flexible office environments designed to accommodate different commercial requirements.
The transformation represents a change in the property's primary use, from hospitality to premium commercial office space.
AHS Properties has outlined several facilities intended to support occupiers within the development.
More than 30,000 square feet will be allocated to wellness and fitness facilities, while over 12,000 square feet will be dedicated to dining.
The project will also provide more than 1,000 parking spaces.
Additional planned amenities include executive business lounges, a private wellness facility with a dedicated lap pool, an elevated dining destination and a landscaped rooftop sky garden.
These features are intended to integrate workplace facilities with services traditionally associated with hospitality and lifestyle developments.
The final configuration of office space, individual unit sizes and leasing or ownership arrangements have not been fully detailed in the supplied announcement.
Abbas Sajwani, Founder and CEO of AHS Properties, said the project responds to changing expectations among businesses seeking commercial space in Dubai.
He identified location, design and building amenities as important considerations for companies evaluating office properties.
The development follows AHS Tower, the company's first Grade A commercial project, which AHS Properties reported had sold out for more than $700 million during development.
In an interview with Gulf Business published on 28 October, Sajwani said more than 30% of AHS Twin Towers had already been booked.
The same report identified 2028 as the targeted completion year.
These figures reflect the developer's reported sales progress and construction expectations rather than completed transactions or delivered office space.
The conversion of Shangri-La Dubai into office space highlights the potential for repositioning established properties in response to changing real estate demand.
Rather than developing an entirely new site, AHS Properties is proposing a major transformation of an existing asset in a central commercial location.
The project's eventual performance will depend on delivery, occupier demand, pricing and the wider supply of premium office accommodation.
AHS Twin Towers adds another substantial commercial development to the company's pipeline, with further information on construction progress and the final office offering expected as the project advances.
