Abu Dhabi has opened the booking and purchase of 1,500 homes at West Baniyas, introducing a phased digital process that gives eligible Emirati beneficiaries greater choice over their preferred property and opportunities to live close to relatives.

Abu Dhabi is giving Emirati housing beneficiaries greater choice over where they live, opening the booking and purchase process for 1,500 homes at the West Baniyas Housing Project through a new phased digital system.
Developed by Modon Properties, the government housing community is scheduled for completion in the second quarter of 2027 and has been planned around the long-term housing needs of UAE nationals.
What makes the latest stage particularly significant is the way homes are being selected.
Rather than simply receiving an allocated property, eligible beneficiaries who previously expressed interest in West Baniyas can review the homes available to them and select the property that best suits their family requirements and financial capacity.
The Abu Dhabi Housing Authority (ADHA) provided beneficiaries with an earlier review period covering available homes, pricing and the project's master plan, giving families time to consider their options before bookings opened.
The booking process is now being introduced in phases according to the type of housing benefit.
Housing Grant beneficiaries receive first access to designated homes within the value of their benefit. The next phase covers recipients of the Deferred Housing Purchase Loan, who can select a property within their loan allocation or choose a higher-value home by paying the difference.
The process will subsequently open to Housing Purchase Loan beneficiaries under the applicable eligibility conditions.
Eligible residents receive personalised links by SMS, allowing them to review and select from the properties available to them digitally. The exact homes displayed can differ between beneficiaries based on individual circumstances, household size and financial capacity.
The physical design of the properties also reflects a longer-term approach to housing.
ADHA says all 1,500 homes have been designed to accommodate future expansion, allowing residents to adapt their properties as family requirements change.
That introduces flexibility into a type of housing that families may occupy for many years. Instead of designing solely around requirements at the time of allocation, the homes can evolve as households grow.
Family proximity is another element built into the booking process.
ADHA has analysed data covering eligible first- and second-degree relatives so that family members may, subject to availability, select neighbouring homes within West Baniyas.
The approach forms part of the objectives of the UAE's Year of the Family 2026, connecting residential planning with the wider goal of strengthening family and community ties.
From a real estate perspective, the initiative shows how Abu Dhabi's government housing model is becoming more responsive to individual buyer preferences.
Housing provision remains the foundation, but beneficiaries are being given a greater role in choosing which home, location within the project and price point work for their circumstances.
The digital process also builds on ADHA's Expression of Interest model, through which eligible citizens can first indicate the housing projects they are interested in before progressing towards individual property selection.
For West Baniyas, the next milestone will be the completion of construction in Q2 2027.
But the significance of the project extends beyond adding another 1,500 houses to Abu Dhabi's residential stock. It demonstrates a housing approach increasingly centred around choice, adaptability and family proximity; giving residents a greater say in turning a housing benefit into a long-term home.
