Abu Dhabi's residential property market recorded faster price appreciation during the third quarter of 2026, with apartment values rising 24% year-on-year, according to the latest research from ValuStrat.

The consultancy's ValuStrat Price Index (VPI) for freehold residential properties increased 3.1% quarter-on-quarter to 155.8 points, compared with 2.1% quarterly growth recorded in Q2.

Annual residential capital value growth reached 16.8%, with apartments outperforming villas across several established communities.

The findings indicate that property values continued to increase despite a moderation in residential transaction activity.

Apartments Lead Residential Price Growth

Apartment values rose 24% year-on-year during Q3 2026, more than double the 10.2% annual increase recorded for villas.

The apartment segment also recorded a 4.3% quarterly increase, compared with 2% growth for villas.

ValuStrat attributed the stronger apartment performance partly to their relative affordability and demand for completed homes in established locations.

Haider Tuaima, Managing Director and Head of Real Estate Research at ValuStrat, said the acceleration in quarterly growth indicated continued market resilience.

The consultancy's findings suggest that the performance gap between apartments and villas has widened as buyers evaluate different residential options.

However, the index measures capital value movements rather than changes in transaction prices for identical properties.

Al Reef Records Strongest Annual Appreciation

Among apartment communities, Al Reef recorded the highest annual capital value increase at 36.6%.

Al Bandar followed with 24.7%, while Al Muneera Island registered 24.4%.

Al Reem Island recorded annual growth of 22.1%, while Saadiyat Island achieved 17.3%.

These results highlight differences in price performance across Abu Dhabi's residential communities.

The strongest gains were not confined to the emirate's highest-priced waterfront districts, with relatively more affordable locations also recording substantial appreciation.

For buyers and investors, the figures provide an indication of market trends, although individual property values will continue to depend on location, building quality, unit specifications and transaction conditions.

Sales Activity Moderates Despite Higher Values

The increase in residential capital values occurred alongside lower transaction volumes.

Separate research published by Savills recorded 6,085 residential transactions during Q3 2026, representing a 19% decline from the previous quarter.

Off-plan properties accounted for 81% of those transactions.

Savills also reported that transactions exceeding AED10 million increased 35% quarter-on-quarter, indicating stronger activity in the luxury segment despite the broader reduction in sales volume.

The figures suggest that the market continued to attract higher-value purchases while overall transaction activity moderated.

However, ValuStrat and Savills use different research methodologies, and their figures should be considered within their respective datasets.

Office Asking Rents Increase 30.4%

Abu Dhabi's commercial property market also recorded notable rental growth.

According to ValuStrat, office asking rents across the city's primary commercial districts increased 30.4% year-on-year.

Occupancy across central business districts reached 90.8%, reflecting continued demand for established office locations.

The industrial market showed a more varied performance.

Upper-end industrial asking rents increased 7.4% annually, while rents at the lower end declined 10.7%.

Sean Swinburne, Director of Valuations at ValuStrat, identified differences in occupier requirements and property specifications as important factors influencing industrial rental performance.

He also pointed to potential future demand around transport and logistics infrastructure, including the Etihad Rail freight network.

Market Outlook Depends on Supply and Demand

The latest findings indicate continued appreciation across Abu Dhabi's residential market, particularly in apartments, alongside rising office asking rents.

However, higher capital values do not necessarily translate into stronger transaction activity, and different property segments are responding to market conditions at different rates.

For developers and investors, the combination of residential price growth, moderating sales volumes and rising commercial rents will remain important when evaluating future opportunities.

Abu Dhabi's property market continues to demonstrate growth, but its longer-term performance will depend on new supply, buyer demand, financing conditions and the delivery of planned infrastructure.
