60% of Dubai Investors Expect Property Values to Rise Over Three Years

Six in ten Dubai property investors expect values to rise over the next three years, according to the Dubai Property Investor Confidence Report 2026 published by Morgan's International Realty. The study, conducted between April and May 2026, captured perspectives from 94 investors within the firm's network, including investors, owner-occupiers, family offices, and institutional-style participants holding Dubai property portfolios ranging from AED 5 million to more than AED 100 million. Collectively, respondents represent more than AED 3 billion in Dubai real estate holdings.

The 60% three-year price optimism figure stands in notable contrast to the near-term picture. Over the next 12 months, only 18% of respondents expect prices to increase, while 46% expect them to stabilize and 36% expect a decline. The divergence between short-term caution and long-term conviction is, according to the report, the defining characteristic of Dubai's investor sentiment in 2026.

The pattern becomes more pronounced among larger portfolio holders. Among respondents with portfolios exceeding AED 100 million, 75% expect prices to rise over the next three years, compared to 63% in the AED 20 million to 100 million bracket and 54% in the AED 5 million to 20 million bracket. The report notes that larger investors appear to be assessing the market through a longer investment horizon, focused on fundamentals rather than near-term fluctuations.

The dominant investor strategy for the next 12 months is patience: 49% plan to hold existing assets, 31% plan to sell selected assets, and 20% plan to acquire additional properties. Among AED 100 million-plus respondents, 75% plan to hold and none plan to sell.

The report frames the overall picture as a market entering a more sophisticated phase, one where long-term conviction remains visible across investor segments even as short-term sentiment has moderated.
