For many UAE residents, renting has traditionally been a practical way to establish a home. But a growing number of property seekers are also exploring what it would mean to own one.
A new survey by Bayut and dubizzle reveals that 45% of renters searching for property in the UAE have considered buying a home, highlighting an important shift in how some residents are approaching their long-term housing plans.
The findings suggest that homeownership is becoming part of the conversation even among people currently searching for rental accommodation.
According to the survey, 18% of renters are actively comparing homebuying options, while another 26% say they would consider purchasing once they have saved enough for the down payment and other initial costs.
The results reveal a potential future buyer audience within the existing rental market, particularly among residents who are beginning to evaluate the financial and lifestyle implications of ownership.
For developers, brokers and property platforms, this creates an opportunity to help prospective buyers better understand available homes, financing arrangements and the steps involved in purchasing property.
Among renters already comparing purchase options, 52% identified their intention to remain in the UAE long term as their main reason for considering homeownership.
Another 34% said mortgage instalments and rental payments appeared increasingly comparable, making the prospect of purchasing a home worth exploring.
These findings point to two important considerations: the desire for residential stability and the relationship between monthly housing costs.
While mortgage instalments are only one part of the total cost of ownership, their perceived affordability can encourage renters to examine purchase options more closely.
The survey also highlights the value of maintaining relationships with customers beyond an immediate rental transaction.
A resident searching for a rental property today may become a prospective buyer later, particularly as their savings, financial circumstances and long-term plans evolve.
Clear information about property prices, mortgage options and upfront expenses can help consumers make informed decisions about when buying may be suitable.
The Bayut and dubizzle UAE Market Sentiment Survey collected 2,014 completed responses from platform users up to September 23, 2026. The renter-related findings were based on approximately 669 respondents, with the question about purchase motivations drawing on 122 active homebuying comparers.
The findings reflect participating platform users rather than a nationally representative survey of all UAE residents.
As the country’s residential market develops, the results suggest that the relationship between renting and buying is becoming more fluid, with a meaningful share of tenants already considering their next step on the property ladder.
