Dubai’s property market continues to attract new developers, but Abhishek Jalan, CEO of Grovy Developers, believes the fundamentals of being a good developer remain relatively straightforward.
Speaking at Business Frontier Leadership Conclave and Awards 2026, Jalan highlighted three things he believes every developer should be able to do successfully.
“There are three things that a developer should be doing: designing a good product, raising money for that product, and delivering that product. I think any developer who does that is a good developer.”
Beyond those fundamentals, Jalan said individual developers can have different approaches, ecosystems and reasons for building.
He further added that this underlying philosophy is something buyers themselves should try to understand.
“Everyone can have their own ecosystems. They can have their own philosophy of why they are developing. For any consumer, it’s important to understand why the developer is developing and what the objective behind that is.”
For Jalan, buyers should therefore look beyond commonly used measures such as finishes and perceived quality when deciding whether a developer or project aligns with what they want.
He notes that quality and design can be subjective, particularly because perceptions can vary depending on a buyer’s knowledge and expectations. What matters is understanding the philosophy behind the development and deciding whether it matches the buyer’s own priorities.
“It is the philosophy of development, why the developer is there that the consumer should be aligning themselves with. They should pick out what works for them and take a call.”
In a market filled with different concepts, positioning and development strategies, Jalan’s message for developers ultimately comes back to three basics: build a good product, secure the capital needed to execute it, and deliver what was promised.
